All bookings are accepted subject to the following conditions and are in place to ensure everyone has the best possible experience.

What do I need to bring with me?
​
Bedding (pillows, duvet or sleeping bag, we provide a fresh fitted sheet & blankets)
£100 cash security deposit (refunded at check out)
​
Arrivals: We accept arrivals between the following times: 3pm-8pm. Please do not arrive before 3pm, there is no park access before 3pm.
****We cannot accept arrivals after 8pm****
​
When you arrive at our park entrance you will be required to enter your access code to open the gates. Enter the gate code that will be sent to you via text message at 3pm and head immediately to reception to check in.
​
Reception opening times:
8-10am & 3-8pm
​
Check out: On the day of your departure reception will be open between 8-10am & you can check out between these times, but no later than 10am.
Prior to check out, please leave your accommodation clean & tidy, wash anything that you have used during your stay and empty your bin at our recycling area. Let us know when you are ready to depart, we will have a quick check over of your accommodation and return your security deposit.

Cleaning fee:
If your accommodation requires excessive deep cleaning at checkout we will retain £20 of your deposit.
​
Late checkout:
We are becoming increasingly busy and are not able to offer late check outs, please check out no later than 10am.
​
Vehicle movement: Please drive slowly and with due care and attention at all times during your visit. Our chickens & ducks roam freely around the park, please watch out for them.
​
Group bookings: We do not accept group bookings, unless you have hired the whole venue.
​
Under 18's: All residents must be 18 years of age. Please don't be offended if asked to prove your age. If you are asked to prove your age and fail to do so or you are under 18YO, entry will be refused with no refund given.
​
Noise: Please keep noise at a reasonable level at all times and to the minimum between 10pm and 8am.
​
Our Resident animals & our neighbours also deserve the right to a good night sleep!
We are marketed as a quiet place to come and relax, we are not a party venue!
We simply want all of our visitors to enjoy their overnight experience, time is precious!
If a customer causes a continual disturbance, ultimately they will be asked to leave the park regardless of the time, without refund and loss of the holding deposit.

EMUs & Chickens: Our free range Silkie chickens roam freely throughout the entire park, they are very friendly and will approach you. Our Emus can bite, we advise you to remain at arms length and please refrain from feeding our feathery residents.

Woodfired hot tubs
Included in your visit is enough firewood to get your hot tub up to temperature once.
​
If you havn't selected "The pre-lit service" The hot tub will be cold when you arrive.
If you have chosen the Pre-lit service, it will be ready for 3pm. Unfortunately we cannot prepare hot tubs after 3pm.
​
We can only prepare hot tubs for 3pm, once you have arrived onsite we leave you in peace to enjoy your stay.

Q: How long will our woodfired hot tub remain hot?
A: This depends on the season.
Summer months: hot tubs should remain hot until approximately 8pm.
Winter months: approximately 5-6pm.
Spring & Autumn: 6-7pm

Q: Why should I pay for the "hot tub pre-heat service"?
A: It saves you around 2 hours
​
Q: How long will it take me to get the hot tub hot from cold?
A: Summer approximately 1-2 hours/ Autumn 1.5-2.5 hours/ Winter 2-3 hours
​
Q: Can I leave the site whilst a fire is burning?
A: No. A fire that is left unattended can cause devastating damage, If a fire is burning someone must remain onsite.

Cancellations:
​
As part of your initial booking payment, £50 of this amount is allocated as a deposit, this is per accommodation per night.
​
From the time of booking we allow a 48hr period cooling off period, this means you are entitled to a full refund for a 48hour period, please check your booking confirmation details are correct.
​
After 48hrs from your initial booking and providing there is more than 14 days to your visit, £50 deposit will be retained if you cancel. If you would like to change a date during this period a £10 admin fee will apply.
​
Bookings cannot be amended with less than 14 days to your arrival date.
​
No refunds for bad weather, late arrivals, no shows or early departures.
Our management reserves the right to deny access or terminate the stay of those guests whose behaviour is deemed unsuitable. No refunds will be offered.

We are a small family run business who will always try our best to deliver excellent customer service.
A deposit secures one of our unique glamping accommodation options for your required period of time. If you are unable to make your stay, unfortunately you will lose the deposit or full amount. Please understand that we have reserved that accommodation for you and at short notice will not re-sell your accommodation.

*For security reasons, you must not open the park gates for anyone. Direct them to the house or tell them to phone our office. Do not assume other people are staying onsite.
​
Visitors, friends or family are not permitted onsite at any time.
​
If you are being dropped off by someone you know, please get them to drop you off at the main gate.
We reserve the right to refuse admittance to the park. Any person who causes a disturbance or nuisance and/or fails to adhere to our terms and conditions may be asked to leave.
“Manor House glamping Park” and its owners will not accept liability in respect of any person or the property of any person using the park however caused or sustained.
